Home renovations are thriving, especially in Gordon Park. Old Hoop Pine Floors are usually the most common type of flooring in these classic homes. Generally, some previously ‘external’ decks are now enclosed. Often these are made from hardwood. Enclosing decks is generally common in these Brisbane northside areas. Aspley, Chermside, Bracken Ridge & Bald Hills

Homes in Aspley, Chermside, Bracken Ridge & Bald Hills, in contrast generally have hardwood flooring.

This image of a floor in Chermside is typical of what we encounter. In this case, carpet was previously laid throughout this home. Hence it kept it in perfect condition. On the negative side, when we removed it, the skirting boards were sitting 2 cm off the surface. The best solution is to just lower them to the floor. The owner instead chose to install timber quad to cover the gaps. (at a later date) Painting them to colour match the skirting boards helps to conceal it.

Geebung, Virginia, Banyo & Wavell Heights

Established and ripe for renovations
These homes usually have multiple layers of old floor coverings present

They are also a floor sander’s dream. Despite their age, they are solid well-built floors. Although this may be true, we frequently find old floor coverings that give us grief. For example, lino glued directly to a floor, or hundreds of staples holding down underlay. Broken staples, as can be seen in the image, must be punched down. This can cause further issues as can be seen with the floorboard splitting.

As can be seen in this image, wall removal has taken place at this Everton Park renovation. The white outline shows where walls were previously situated. After creating this open plan, polished floors will, in effect create a uniform look.
