It’s Your Choice
When updating your timber floor, it can be a great way to modernize a home. It can also add serious value. In addition, it could make your home more appealing when it comes to selling.
But is it always a good idea to go for the cheapest price? Besides that, what does a quality floor actually mean? Also, how do you decide whether to focus on a high quality floor or the best price?
Here in this post, I’ll first explain how clients generally choose a Brisbane floor sanding service. Then you’ll find out what you need to look for when deciding what’s best for you.
Looking For a Floor Sanding Service Provider? What’s your Category?
Generally, when clients enquire about a floor sanding service, prices are at the forefront of their minds. They most often fall into one of three main groups:
Get a Floor Sanding Service With Real Value For Money
Saving money now is great, but what about the costs in the long term? To get real value for money, you should understand the effects of cutting corners. At Economy Floor Sanding we always make sure the client can make an informed decision. That way, you get a floor sanding service with real value for money and also the best outcome for your money spent.
I sometimes cut to the chase and just ask a client if they are just looking for the cheapest price possible. They reply with something like “pretty much”.Karl Little (Business Owner)
Get The Real Picture
As a floor sanding service provider, we feel obligated to inform our clients about one important aspect. We like to let them know what we mean by “Polished timber floors will vary in quality and durability” depending on the floor sanding company you use. For example, as a break down in costs for polished timber floors, 85 to 90% of what you pay for is workmanship. Only 10 to 15% of the cost is materials (Coating & sandpaper).
To illustrate, this means that the quality factor lies solely with the skill and care of the operator. It also lies with the experience, and the type of equipment used. And finally, the time spent to bring about a result that would create a feature in your home.
The minor mistakes made by a floor sanding service provider on your floor could be compared with small dents on the bonnet of your car. When you’re sitting in the driver’s seat, in reflected light it will be highly visible.
Some floor sanding service companies will also opt for the cheapest coatings they can find. Further, they will apply it to your floors to raise their profits and keep their costs down. For that reason, the durability of your floors may suffer. Long lasting floors always start with the quality of the coating. In other words, the film build between your feet and the raw timber floor. This is where all your durability lies. While there are many types of floor coatings on the market, they all vary in formulas, quality and cost.
Do Your Research
Whether or not you choose price over quality, you should read the rest of this post. Consider the following information because as you always hear, knowledge is power. The following information is what some floor sanding service companies don’t always want you to know.
These topics are what affect customers the most. Most likely, it’s when it’s too late. They have either moved their furniture back into their home or too much time has passed.
Are You Ready For The Rest?
Topic #1: Not punching the nails
This ‘time saver’ for the floor sander will always come back to bite the customer every time. So it’s just a matter of when. If your sanding a somewhat new floor (under a year or two old) that has been hand punched I think you’re pretty safe. If it’s an older floor, then it will need the nails punched. Punching the nails before sanding the floor is an absolute must. This will settle the floorboards back down onto the joists. To explain, the floorboards will loosen and start to move over time. This is normal, but too much movement can crack the coating. Also, this is one reason floors start to creak. As a result of the coat cracking, an opaque line will also appear between the floorboards. Because of this, other problems can follow. I think delamination of the coating at the cracked joins is the biggest problem. Following this, moisture can enter the timber. Economy Floor Sanding always re-punches the floors we sand. Also, our quotes state this clearly in the ‘scope of work’ section.
Topic #2 – Low durability coating
Most Brisbane home owners never even enquire about the coating. Without doubt, others have some sort of knowledge. Whether you do or not, it’s the difference between your floor lasting 2 to 3 years or 10 to 20 years. You should know that if the coating wears through, your floor will need to be completely re-done. If you think you’re saving money with a no frills Brisbane floor sanding service, this really should be a wakeup call. In contrast, WE always use the highest film build floor polyurethane on all our floors. For example, here is a basic transcript of a phone call we receive on a regular basis.
“Hi, we had our floors polished by another company a year or two ago with a water based finish. Now it is all worn; it hasn’t lasted. We want to have them done again. We also want a different finish, one that lasts”.
Don’t become one of these statistics! Also, don’t pay to have your floors sanded twice!
Topic #3 – Sanding techniques
Perhaps if polished timber floors were an ‘off the shelf’ product, then quality would always be the same. If this was the case, then you should definitely seek the cheapest price of an equal product. Your polished timber floors yet, are created with your existing floor. As a result, this leaves the door wide open for a variance in the quality of your finished floor. While sanding techniques vary, then every step of the way will have an impact on the end result. You should definitely take note of some of the major issues listed here below.
The initial sanding cut
First of all, if the initial cut (or the first sand) is not done on a 15 to 30 degree angle, then the floor will never be dead flat. In contrast, most floor sanding service companies will start sanding with the grain. Perhaps this is a quicker way to clean the floor, although it can leave an uneven surface. This can, for instance, allow the machine to dip and roll into the floor imperfections. Also, it won’t remove them or sand them out. As you always hear, if the foundation of any job is not done right at the beginning, then a poor result will always follow. In other words, the poor results will be present. They will also be detectable once in reflected light upon completion.
The final sand
Once the floor is flat, then it’s time for the final sanding. In short, you need to get this stage right because it can make or break polished timber floors. To explain, it removes the minor defects the other sanding machines have left. To do this, it requires the use of a rotary sanding machine. Furthermore, starting and finishing with the right grades of paper is critical. Finally, finishing with a screen mesh is the method of choice. To put it another way, you cannot rush this step. Without doubt, some floor sanding service providers focus on quantity rather than quality. If the time is not spent at this stage, minor swirl marks will show through the coating upon completion.
Topic #4 – Final Preparations
Once you’re here, at this point, laziness can always ruin an otherwise perfect floor. While time saving companies will try to cut corners here, the customer will always pay the price. Perhaps this price may be monetary, or it may mean a delayed finish date. As an example, this may be due to necessary repairs or remedial work. Nonetheless it’s a delay you don’t need. While preparing for a final coat may seem easy, there are many tasks to consider. The top coat must be uniform and also free of debris. Apart from being dust free, gaps under doors need sealing. This will avoid any air movement. Also, nearby windows allowing direct sunlight in the morning or afternoon need covering over. The person coating the floor will also need full body coverings to avoid body hair in the coating. Shoes also need covering with plastic covers to avoid a reaction.
Even with a super clean floor surface, sometimes the coating will need further additives. As an example, you may need to slow or to speed up the drying depending on the weather conditions. All things considered, you can never rush this process. Also, it can mean the difference between a poor quality result and an outstanding one.
As floor sanding service professionals, Economy Floor Sanding always cares about the outcome of our work. As the business owner, I am not concerned with getting as much work done as possible. To get the best result with every floor is my goal. As I said, the customer needs to do their research so that the cheapest price does not guide them to a poor quality floor.
